Menaggio

Nestled in the greenery of a plateau between the lake and the mountains, this large property enjoys an open view of Lake Como and the mountains on the opposite shore.
The project completely transformed the original 1990s building, with a full renovation of the interiors, systems, and outdoor spaces.

On the ground floor,  previously used as service rooms and a garage, a spacious open-plan area was created, including a living room, dining area, kitchen, and office, as well as a new guest bathroom in the hallway leading to the garage.
New large French windows now open directly onto the garden and the swimming pool, which has been fully renovated and enhanced with a stone solarium, beola stone patio, and new metal railings.

Upstairs, the entire internal layout was reconfigured to include three double bedrooms, two fully renovated bathrooms, and a master bedroom with a fireplace, connected to a private study overlooking the pool and the lake.

The renovation also included the construction of perimeter fencing, facade repainting, protection of the wooden porch elements, and new lacquered wood windows with casement opening.
All systems were entirely replaced: underfloor heating with a GPL condensation boiler, ducted air conditioning upstairs, and split units on the ground floor. A 6 kW photovoltaic system and a solar thermal panel were installed, along with a lift connecting the two floors.
