This renovation project involved an apartment located in a privileged position, offering a magnificent south-facing view of the lake. The intervention was comprehensive and involved a complete redesign of the interiors. The original layout of the house was entirely revolutionized to optimize the distribution of spaces and the accessibility of the space, adapting to the new functional and aesthetic needs of the client. Alongside the redefinition of spaces, a radical overhaul of all systems was necessary: they were replaced and upgraded according to the latest technological standards.
The doors and windows also underwent a total renovation: they were replaced with modern solutions, which improve not only the aesthetics of spaces, but also thermal and acoustic performance, all while maintaining a strong focus on integration with the surroundings.
Another fundamental aspect of the project was the creation of custom-made furnishings, carefully designed to enhance every corner of the house and meet the specific needs of the client. Each piece of furniture was created by a highly qualified team that collaborates closely with the architectural firm, ensuring personalized and unique solutions.
The entire process, from design to final completion, was handled with care and precision, creating a space that combines functionality, elegance, and profound respect for the surrounding landscape.
We purchased our house in Moltrasio, CO 22010 in February of 2023 through the estate agency Engel and Volkers. The house need some renovation work as it was built in 1964 and still remained largely original in build and design.
They suggested that we engage Fabio as our architect for the renovation work. Not only has Fabio drawn up some great designs for a more modern outlook to the building, but he has also project managed the work throughout the last year, overseeing the planning applications, schedule of works, building and planning contractors etc. Fabio has introduced us to the structural and planning Engineers Molteni & Associati, the building team of Edilizia Dalla Francesca Stefano and also to Borgonovo services for the creation and supply of custom-made furnishings throughout the apartment.
The building work perfomed by Stefano has been of the highest quality, as are the furnisching, kitchen design and living room furniture supplied by Borgonovo. Molteni have proved to be very professional in dealing with the local commune over planning permissions, and the various decorators, electricians and demolition workers have all been of the highest quality and have left the property in a very tidy state.

To project manage the building work at our new home would have been extremely difficult to achieve whilst still living in the UK, but Fabio has made our journey to a beautiful home by Lake Como much less stressful than we assumed it would be.
